The average homeowner only needs to repair or replace their roof on extremely infrequent occasions—generally less than a decade at a time. This means that when a roof does develop problems most homeowners suddenly develop a lot of questions. In this article we’ll try to answer three of the most common.

Can I install new roof over old shingles?

You really, really shouldn’t. While it is done on occasion by homeowners looking to save time and cost, it’s a shortsighted solution that dramatically reduces the lifespan of the new roof, increasing costs over time. It can also cause problems with the roof as a whole, and in many areas the practice is disallowed by building codes or insurance policies.

Your best bet is always to have your new roof installed right by a reputable, experienced contractor who will do high quality and lasting work that you can rely on.

How long do roofs last?

It depends on the materials that are used, as well as a few other factors.

  • Asphalt Shingles – 15 to 18 years
  • Architectural Asphalt Shingles – 24 to 30 years
  • Metal – 30 to 45 years
  • Concrete Tile – 35 to 50 years

Roof sections tend to age more quickly if they are dark in color (causing them to absorb much more heat), have a very flat slope, or are angled towards the south. Storm or animal damage can also cause serious problems if not addressed promptly.

How much does new roofing cost?

Unfortunately new roofs tend to be one of the most expensive home maintenance projects you’ll ever pay for. And as with any home project, the cost of the work depends on a number of different factors. These include materials, the size and scope of the project, and the condition of the home.

According to Home Advisor, the average cost to install a new roof in West Michigan in 2018 is $8,900 with a standard range between $6200 and $11,500. According to Angie’s List, “Nationwide, Angie’s List members recently reported spending an average of $11,095 to tear-off and replace an asphalt roof. A metal roof installation averaged $12,236, while roof repairs for various leak issues, shingle replacement, and minor fascia work cost Angie’s List members $751 on average.”
