Should you Build or Should you Buy?

West Michigan is a great place to live, it’s why so many of our communities are growing so fast! But all this growth has turned our housing market into a competitive pressure cooker, even compared to many other hot housing markets across the nation.

The case for buying:

Buying an existing home in the community of your choosing is generally less complex and less stressful than building from the ground up. You don’t need to worry about purchasing land, deciding on the home design, or choosing materials, appliances, or fixtures. Fewer options make the process of deciding far easier, and you can often get more for your money at the negotiating table.

Not to mention that when you buy a home you can move in within a month or so, rather than waiting three to six months for new construction to wrap up.

And if there are aspects of your chosen home that you don’t like, like a terrible carpet, an odd wall here or there, or outdated kitchens and bathrooms, you aren’t stuck with them forever. When you’re ready and have the funds and time set aside you can remodel, upgrade, and improve to your heart’s’ content.

The case for building:

According to the 2018 National Association of REALTORS Profile of Home Buyers and Sellers, Recent sellers typically sold their homes for fully 99% of the listing price and only 23% reported reducing the asking price during the process. And the typical home sold was on the market for just three weeks.

In other words, buying a home is extremely competitive, and in a competitive marketplace the prices will go up and you, the home buyer, will often have to make compromises to get anything, much less the home of your dreams.

Facing this environment, many West Michigan residents are deciding to stay out of the fray and instead build the home they really want on fresh property with the exact floorplan, fixtures, and materials that they’ve been dreaming of.

It’s hard work, involving much of the hassle of buying a home (the land), along with the difficulty of choosing and working with a contractor while also making countless decisions as far as materials, colors, décor, and much more. And this process will take time, generally around four months once your contractor is available to get started.  On the other hand, your appliances, shingles, and windows will all be brand new and efficient, and shouldn’t start showing unexpected problems for years if not decades.
